No Buckingham Warehouse Committee Announces Major Concessions from Developer, Calls for Township Partnership and Transparent Timeline

Buckingham Township, PA —October 23, 2025 — The No Buckingham Warehouse Steering Committee announces today that, after constructive discussions with developer JG Petrucci Company Inc, the community group has secured significant new concessions that would bring long-term benefits to Buckingham residents.  However, these gains will only move forward with partnership and participation from Buckingham Township.

JG Petrucci, the developer behind the previously proposed truck terminal/warehousing project on the DiGirolamo tract, is now seeking community agreement to build 40 single-family homes on the property. While the No Buckingham Warehouse Coalition is a supporter of home construction in lieu of the original proposal, planning for such a development takes time to ensure that it is placed and designed appropriately for the community and such planning should not be rushed or bypassed to meet artificial deadlines, such as an election.  The best outcome will come to fruition if additional/alternative options are given time to be considered.  For example, through community advocacy and direct dialogue, the No Buckingham Warehouse Steering Committee has successfully secured two further commitments, both subject to Township approval:

  1. A proposed land swap that would enable the preservation of 94 acres of open space, an additional 68 acres, to the 26 acres originally proposed.  This proposal by the No Warehouse Steering Committee has been in Township hands since October 1st without response.

  2. Significant recreational upgrades to Bush Park, fully funded by JG Petrucci, to include the construction of four pickleball courts and a community-use splash pad designed for Buckingham families and residents of all ages.

“These concessions show what can be achieved when residents stand together and advocate for solutions that honor Buckingham’s character while meeting today’s needs,” said Mike Bateman, Chair of the No Buckingham Warehouse Steering Committee.  “This progress is meaningful — but it depends on the Township’s willingness to partner with the community in good faith.”

The Steering Committee has emphasized the importance of not rushing any agreement ahead of the November 4th election, noting that decisions of this magnitude deserve careful review.  The group is requesting that all parties agree to an open and transparent process that targets a signing date on or before December 15, 2025, allowing sufficient time for consideration, transparency, and due diligence; and thus also removing election politics from the decision.

We are excited about this project's new direction and this collaboration shows what’s possible when residents, developers, and local leaders can work together in good faith to create lasting benefits for the community.”

“Our community has invested enormous effort in finding a better path forward,” said Jeff Glauber, Vice Chair of the No Buckingham Warehouse Steering Committee. “The responsible next step is to ensure this proposed agreement is reviewed without political pressure or artificial deadlines. Let’s do this right this time around.”

Learn Why This Project Doesn't Meet Zoning!

We presented to the Buckingham Township Planning Commission our case that the proposed truck terminal project should not be approved. The plans submitted apply under a G3 end use under Buckingham's zoning ordinance when they should have been submitted under a G6 Truck Terminal end use which is not allowed on the DiGirolamo Tract.

The traffic study states that they expect 90 tractor trailer trips per day and they have no way of controlling the direction of inbound truck traffic.

We know that JG Petrucci Co. has a signed contract in place to purchase the land only with APPROVED plans.

18 Requested Waivers

There have been 18 waivers requested from the Subdivision and Land Development Ordinance on the initial submission.

The Infrastructure Cannot Support This

The current infrastructure of the surrounding roads cannot support a project of this size. The surrounding roads are approximately 21-23 feet wide and about 10 feet too narrow according to Township Ordinances.

This Is Back For Round 2

This project was on the table when they felt few people were paying attention in May 2023. After discovering this project and making residents aware, the public outrage was huge and with an election looming, this project was withdrawn and is now back only 1 month after an election.
